既有建筑幕墻規范化管理和工程技術發展探討

  提要:我國建筑幕墻從上世紀八十年代初開始建造和使用,至今已形成了大量的既有建筑幕墻。伴隨著時間的推移,有相當一部分建筑幕墻已達到或超過了建筑設計使用年限,既有建筑幕墻存在的安全問題,正引起各級政府和社會各界高度和廣泛的重視。本文對既有建筑幕墻未來的管理模式和工程技術的發展進行了深入的探討,提出了一些思路與業界共同研討。

  1.5、既有建筑幕墻相關標準規范的制定

  隨著時間的不斷推移,我國改革開放以來建造的許多建筑幕墻都已達到或超過了建筑幕墻的設計使用年限,按照現行的標準規范規定,竣工驗收后交付使用的建筑幕墻屬于既有建筑幕墻,所有這些建筑幕墻均需要開展既有建筑幕墻常規的安全檢查和維護維修,或開展建筑幕墻的可靠性鑒定。因此既有建筑幕墻的常規安全檢查和維護維修、可靠性鑒定有著極大的潛在市場,現比之下用于指導和監管既有建筑幕墻常規安全檢查和維護維修、可靠性鑒定的相關技術標準規范卻較為滯后,市場的運作處于缺少技術標準支持的非規范化狀態。目前,除了一些省市有地方性的既有建筑幕墻可靠性鑒定規程外,如江蘇省《既有玻璃幕墻可靠性能檢驗評估技術規程》DGJ32/J 63-2008、四川省《既有玻璃幕墻安全使用性能檢測鑒定技術規程》DB51/T5068-2010、廣東省《建筑幕墻可靠性鑒定技術規程》DBJ/T15-88-2011、北京市《既有玻璃幕墻安全檢查及整治技術導則》京建發[2012]222號附件2、安徽省《既有玻璃幕墻可靠性能檢測評估技術規范》DB34/T 1631-2012、上海市《建筑幕墻安全性能檢測評估技術規程》(DG/TJ 08-803-2013)、山東省《既有玻璃幕墻檢驗評估技術規程》DBJ/T 14-096-2013、《天津市既有建筑幕墻可靠性鑒定技術規程》DB/T29-247-2017和其他省市的相關標準規程等,國家和行業層面的相關標準規范還沒有出臺。在現有的標準規程中,可適用于既有建筑幕墻常規安全檢查和維護維修的不多,簡易和可操作行較差。同時,現行標準規范在對既有建筑幕墻的安全性判斷方面,如的和使用極限條件等問題,由于尚未有可靠準確的依據,也存在較多的不完善的地方。因此需要及時的加強對既有建筑幕墻在正常使用條件下的安全檢查和維護維修、既有建筑幕墻可靠性鑒定的相關標準規范的制定或修編,為既有建筑幕墻的安全提供全面可靠的技術支持,為既有建筑幕墻的安全檢查和維護維修、可靠性鑒定和監管提供規范化的實施依據。

  2 、既有幕墻工程技術的發展

  建筑幕墻作為建筑外構件,屬于易于替換的,按照《建筑結構設計統一標準》GB50068-2001的規定,其設計使用年限為25年。但從目前經調查的使用情況分析,大多數超過25年設計使用年限的既有建筑幕墻仍然在正常使用中,盡管在使用過程中存在種種問題,如雨水、局部、性能老化和開啟扇松動或脫落等等,但出現危及幕墻安全性能問題的極少。這說明絕大多數的既有建筑幕墻通過安全性的鑒定,經采用必要的維修維護措施,依然可以安全和正常的使用。因此,我們應全力的推動我國既有建筑幕墻維護維修技術、既有幕墻安全性能檢測技術和改造重建等工程技術的發展,盡快的完成既有幕墻相關標準規范的制定和實施。

  2.1 、既有幕墻工程安全檢查和維護維修技術

  2.2、 既有建筑幕墻安全性能檢測技術

  既有建筑幕墻的安全檢查基本都為現場,其主要性能的現場檢測方法,包括抗性能、能、能、性能、熱循環性能、光學性能、能等均包含在《建筑幕墻工程檢測方法標準》JGJ/T324-2014之中,這表明我國已具有對既有建筑幕墻主要性能的檢測技術、檢測設備和檢測能力。除此之外,該方法標準中還包含了建筑玻璃現場檢測、厚度檢測和現場檢測方法。對既有建筑幕墻安全性有重大影響的建筑幕墻與建筑的隱蔽連接構造的檢測,由于在實際應用中尚未有實踐成熟的經驗而沒有編入。由于既有建筑幕墻的現場檢測特點,在現有的檢測方法中,有損檢測有時是不可避免的,給既有建筑幕墻的正常使用帶來不好的影響。為此我們尚須進一步研究和開發出一些新的檢測技術,如內窺鏡檢查、無人機室外空中檢查等現場無損檢測技術,既能發現既有幕墻存在的問題,又能保持既有幕墻的完整性等。

  自爆問題,一直影響著玻璃幕墻的應用和發展,有人將其也列入既有建筑幕墻的安全管理范圍,并以此宣揚既有建筑幕墻的危險性,其實這是不全面和不正確的。鋼化玻璃自爆不但在既有建筑幕墻中有出現,在鋼化玻璃生產過程、運輸儲存、玻璃幕墻裝配和安裝過程中均有出現的情況。因此鋼化玻璃的自爆問題,應從玻璃生產的源頭開始就加以嚴格的管控,如果等到鋼化玻璃成為玻璃幕墻上的構件再來處理,那只能是亡羊補牢的措施。近年有人將發明的玻璃缺陷光彈掃描檢測方法(《玻璃缺陷檢測方法光彈掃描法》GB/T30020-2013)應用到既有建筑幕墻鋼化玻璃的檢測上,這是一個很好的思路和方法。且不說這種檢測方法是否適合既有建筑幕墻鋼化玻璃的檢測,如能將這一方法用于和鋼化玻璃在生產過程中檢測,將鋼化玻璃自爆扼殺于源頭,不管從設備開發的可行性和技術應用的經濟效益和社會效益,則將會取得更大的作用。

  2.3 、既有建筑幕墻改造技術

  在不改變既有的條件下,常見的既有玻璃幕墻節能改造材料和方法有和。玻璃幕墻最早的節能改造方法是在玻璃表面貼上,根據膜的種類不同,膜可貼在室外也可貼在室內。膜是一種,由于受其耐久性及施工工藝的影響,隔熱膜的節能應用并沒有得到進一步推廣。在使用隔熱膜的同時,尚要嚴格注重后的安全問題,防止玻璃意外破碎后整體墜落造成的傷害。玻璃是一種涂覆于玻璃表面,在保持一定的的前提條件下,以提高玻璃遮蔽系數為主要隔熱方式的功能性,相關國家行業標準《建筑玻璃用隔熱涂料》JG/T338-2011于2012年5月開始實施。從目前使用的效果看,玻璃隔熱涂料能起到一定的隔熱效果,但并沒有達到企業產品所宣傳的理想節能效果,如能降低室內外溫度達十幾度以上的溫差。從標準JG/T338-2011中的物理性能和光學性能要求中也表明了玻璃隔熱涂料在用作節能和耐久材料上的使用還有一些值得探討的地方,特別是在有低劣產品充斥市場的條件下,使用和選擇更需謹慎。比較起玻璃隔熱膜可以隨時撤換,涂了隔熱涂料的玻璃想要清除就不容易了。
